The 12 waterfront homeowners own their property to the shore wall and have the ability to build private docks with Town approval.
Docks will be owned by the common elements condo corp. (of which you will be a shareholder) and they will set the rent. The docks in the 2 harbours are exclusively for the use of Champlain Shores residents.
