The homes at Champlain Shores are built and sold by Bay Moorings Marina Holdings LP o/a Champlain Shores. On this page, “we” means us.

What you send us when you book a tour or ask for a price:

• Your name, email and mobile number.
• The homes, lot, day and time you pick, and any note you add.
• Whether you tick the box for news, and the exact words beside it.

With it, so we know how you found us:

• The page you sent it from, and the site that sent you here.
• The ad and link tags in the address you arrived on (utm tags, gclid, fbclid and the like).
• Google and Meta cookie ids, if your browser already holds them.
• Your screen size, language and time zone.

To set up your tour, send a price you ask for and answer you, and to learn which ads and links bring people to us.

We send news and offers only if you tick the box. You can unsubscribe at any time.

This site keeps a few things in your browser’s own storage: a random id for your browser, how you first and last arrived (the first for 90 days), and the details you typed, so you never type them twice. Clearing this site’s data in your browser removes them.

While you are on the site, it tells us which page you are on and how you arrived, with a random id that lasts until you close the tab, so we can count visits. No cookie, no name, and never your IP address. We keep it for 90 days.

This site uses Google Tag Manager, which runs these for us:

• Google Analytics, to count visits.
• Google Ads, to see which of our ads bring people here.

They set their own cookies and tell Google which pages you visit. When you book a tour or ask for a price, the site tells Google Ads it happened, with your email and mobile number scrambled first (hashed) so Google can match it to an ad you clicked. Your name and note never go. You can block them in your browser’s settings; the site works the same.

Google may show our ads to people who have visited this site, on other sites and apps, such as YouTube and Gmail. This is called remarketing, and we use Google Ads and Google Analytics for it. In Google Analytics, the feature we use is Remarketing with Google Analytics. To do this, we and Google use our Google Analytics cookie together with Google’s own ad cookies and similar ids, so the ads can be based on your past visits here. To turn this off, use Google’s Ads Settings (opens a new tab) or the Network Advertising Initiative’s opt-out page (opens a new tab). To stop Google Analytics in your browser, use the Google Analytics opt-out add-on (opens a new tab). On a phone, you can also limit ad tracking in the phone’s settings.

This site’s fonts, pictures and films come from the site itself.

Our sales team, and the companies that run this website and our sales system for us. They may keep it outside Canada, for example in the United States, where the law there applies to it.
